I am planning to buy a half acre of land in Holiday valley which is managed by Agritech promoters. The current quoting price is 370 per sqft but I negotiated it down to 290 per sqft. Can experienced members please suggest if this is a decent price for managed farm ( Security , gated , water , electricity, roads )
Check the Fair Value of Land or Benchmark value of land as per State Govt Land Records and Registration site . The value of agricultural and and non-agricultural land are different . Agricultural land benchmark value is calculated per sq. mts basis and non-agricultural land per sq. ft basis .
Thank you, the current government value is 140 per sqft for registration. It is an agricultural land.
For HolidayValley, the rate you have managed to get is quite good. But the actual rate depends on the location - how far it is from main gate, how many plots are already built in the area etc.
Thanks Shajan, its quite far from the gate. I deliberately wanted at the very end of the fence not over looking other houses. Quite a few houses around but not a lot. how do you know about Holiday valley ? Any other tips or good to know about the property you are aware of ?
15 % can be added towards profit margin for promoters inputs ( boundary wall , Security guard , Irrigation , Access road etc. )
