Guidance on building on farmland in Maharashtra

Looking for guidance on purchase of farmland in Maharashtra. I don’t have farmer status. How tricky is obtaining a farmer certificate?

And can I build a residence on a part of the land and farm the rest or does it need conversion?

Want to buy farm land, don’t have a farmers certificate.

Getting a farmers certificate isn’t difficult. I’ve approached agents who told me that they can get one for me in 21 days by buying land for me in Madhya Pradesh. They pool together 11 people, and buy 11 gunthas for us collectively. While technically legal, I’ve been told that this can result in problems down the line. The government can cancel the registration if they believe that the land in MP was bought just to circumvent Maharashtra law.

I’m thinking of buying 1/2 an acre to 1 acre of really cheap farm land in MP. Hopefully for less than a lakh, and use that to prove my eligibility in Maharashtra. I think this is the safest way to become a farmer. The land can always be sold off a few years after the farm in Maharashtra is established.

And yes, you can build a house on your land, provided that it’s your personal residence. I think the max size you can build is 800sqft for every acre that you own.

Farming certificate is made avaiable by UNSCRUPULOUS guys for just 15000 but as I said earlier to Chats too the whole thing is useless, better to buy a small batch in Karnataka or Tamilnadu develop the land , grow something, sell some agriproduce , Keep all.receipts and after 24 to 48 month use that to buy in Maharashtra, that is the only real valid route that holds legal value and is the easiest path. Dont fall for easy traps in name of farmers certificate or lease land etc suggested and promised by a few thugs, you will loose your entire life investment or a part of hard earned money in all these ways. Know many who have lost their saving and are struck with no resolve. Take care and dont fall for any pimps suggesting you amd Milking you. Harsh words but truth should be known.

Dont buy in MP that itself makes it suspicious one of my known friends got struck even after genuinely buying land in 2020, waiting till 2023 and then buying land in konkan by paying 10 lahks in bribe and after 6 months getting his whole thing nulled and loosing about 50 odd lakhs , he even filed a legal suit and lost it as the judge failed to hear his plea that he genuinely has land in MP, the judge said dont waste courts.time we all know the MP scam , all the while another guy from Karnataka got his registration done with no issue., so dont fall for this too.
