Hello, I am Looking for Agricultural Land around 30- 40 km of Pune or Nashik for organic farming Requirement: half to 2 acre with already with some crops being going on

You can take on lease marginal tribal farmers agricultural lands at Jhargram ( West Bengal ) near Khargapur as low as Rs 10K -15 K per annum …add on benefit is land owners availability for crop management for daily basis . For taking back harvest ,fastest and low cost is by Rly Parcel service by Express / Superfast trains running between PUNE jn and Howrah Jn . If you are interested let us know we will provide you contact no of the farmer , who can speak Hindi / English and having GST / MSME for any other value addition purpose ( sun drying , primary processing etc. ) and sell under your private brand . Attached pic is of their current rabi crop Mustard & Rapeseed ( Yellow mustard )

  1. I think it is common and easy to find cheap land on lease below Rs 20,000/yr per acre ANYWHERE in India… EXCEPT KERALA… where the per acre cost of land is10x that of rest of India.
  2. Farming land will be somewhere and RESIDENCE will be Somewhere… very few places you will find residence HOUSE INSIDE the farm. Such places are most convenient. Your House and “Office” or workplace should be as near as possible… else you will spend time in traffic… you will need to see how far these are and how much traffic delay could happen during peak hours.
  3. Land rates are lesser in hilly areas or areas with slight slope.
  4. Paddy type of land is below the “river water level” … by design to grow paddy. So it is prone to flooding EASILY during rainy season… you could fill one area by creating a pond in an adjacent area.
  5. Plot with fence and road touch is BEST.… but it will be the most expensive.
  6. Don’t buy a plot with a VERY DENSE tree cover as you will not be able to add crops without cutting trees.
  7. But land with Fruit Trees than other Cash Crops especially if you plan organic farming… there is no use trying to do chemical farming as you will end up in loss.
  8. Land with a normal well with water is better than land with borewell… as land with borewell is a land in ICU… and ZERO water holding capacity.
    9.Vaccant land where no farming activity has recently happened is good as it has undergone resting period.
